About Us

Downtown Decommodified is a cooperative development and collective land transition consulting firm. Based in Wisconsin, our mission is to drive a wedge into the extractive landlord-tenant relationship by creating and supporting cooperative development and community-controlled land stewardship.

We can help your cooperative with initial visioning, organizing and incorporating. We partner with law firms across the country to ensure that you can ensure that your final structure matches your dreams and meets local requirements. This work is done on a flat-rate basis.

Develop

We provide full service development consulting services for groups seeking to purchase or develop collectively-owned real estate. We work with your group to create a business & financial plan, secure funding, execute your property purchase and/or renovation, and begin operations. This work is done on a success-fee basis.

Assess & Maintain

For existing non-extractive communities, we can provide operational, financial, and strategic management analysis. We can provide operational training to your directors and membership as needed, and can support with communities facing crisis. This work is done on a flat-rate basis.

Pricing

Projects vary considerably. While these are our standard rates, we can consider alternative compensation structures that best fit your project needs.

Success-fee-based Real Estate Development

10% of total project cost

  • For projects with total project costs of $500,000+ that will require financing applications
  • No Payment unless project is successfully financed. Downtown Decommodified is paid at closing out of financing proceeds.
  • Downtown Decommodified serves as Developer and overall project manager. Your group serves as owner and final approver of any project design choices.
  • We can support any incorporated entity at any phase of development from ideation through lease-up.
